Bonus Room Above Garage - 3 Challenges

Hey everyone Brian Olsen here. I am in Pleasant Grove at a new listing that is at 748 West 1116 North (PG). It's a great location; this home is on a quiet street and it's just a fantastic home.

A few things I want to just mention, well one thing I wanted to show you. The buyers, when they purchased this home, after they purchased it they took what was just a carport and they got a plan and they put in footing, foundation, everything that's required and did a two-car garage oversized and then they did a bonus room.

Now three things that are always hard with the bonus room above the garage and this owner has done an exceptional job. You'll love this when you come and see this home. One of the things is a transition; the owner took the garage and they made it an extra height in the garage and so there's a transition going up into the bonus room. But versus being awkward or just not looking well they had these steps and it's going up from the kitchen and just it really turned out nice.

So that's one of the main things. The other thing is the exterior; the exterior is always tough to match the bonus room to the existing home, and you can look on my listing and see the outside. After they built this bonus room they redid all of the siding so it blends in perfectly.

Okay the third thing is in a bonus room is getting the temperature, to to be able to control the heating and cooling. What the owner did with this is they put a separate furnace and AC unit for this bonus room.

And so this bonus room is just awesome; you've got plenty of lighting and you've got LED can lights, you've got two fans; both of them have the lights on the fans, you've got two windows on this end, you've got another window on this end. And let me just show you these views here really quick, looking outside this window up in the mountains.

Solar Panel Savings

Hello, I'm at the home that I have listed on 1160 North 748 West and I want to talk about solar panels for a minute and just some advantages and the price or benefits of solar panels. 

But I want to give you a little background; this home, the sellers purchased this home and soon after they purchased it they did a remodel so the home had a carport here they put in this over sized garage and I'd love to talk to some more about the garage, it's an awesome garage. But above the garage they did a bonus room. What they did in this bonus room is they added its own air conditioning unit and furnace. Then they put on a new roof, they took off the swamp cooler that was on the existing home, put in an air conditioning unit for the home and then put on a new roof. 

So clearly their power bill has increased because of the work that they did; the addition on the home and the addition of the furnace and the a/c. 

So anyway, a couple years ago they decided to get some solar panels. They got Vivint, there's a lot of companies that have solar panels, they got a 20-year lease on some solar panels from Vivint, and I don't know if you can see them; there's some on this side of the home and then there's some back up on this other side of this roof here. 

And Vivint, they pay it's about $56 a month they make a payment for this 20-year lease for these solar panels to Vivint. And then what Rocky Mountain Power does is each month they adjust the power bill depending on how much was generated from the solar panels the previous month. Before they got these solar panels their power bill was at about $230 a month. Within just two or three months after getting the solar panels they were down to paying Rocky Mountain Power seventy dollars a month and Vivint that 56 dollars a month, so almost half of where they were at before they got the solar panels. 

Currently they're paying $35 a month to Rocky Mountain Power, $55 or $56 to Vivint; so less than half. So the lease you can purchase or buy out the lease it's at about $19,000 left in the lease. If you continue the lease, which is assumable, so if you are interested in this home get a hold of me. The solar panels, the lease is assumable, so you can just continue. 

The panels are owned by Vivint so they'll take care of them and do any maintenance that you need on that. But you can clearly see that over the lifetime of these panels you are going to save some money, and typically on any home you're going to save some money and then once you own the panels you'll even be less without that $56 payment to Vivint.

Pleasant Grove Stats and Open House

Brian Olsen here, just in Pleasant Grove at a client's home and want to tell you about an open house that we're having tomorrow here at this home between 11 o'clock tomorrow morning and 3 o'clock tomorrow afternoon. 

But I want to give you some statistics first for Pleasant Grove. Pleasant Grove is a great community, it has such a variety of homes from starter homes, you've got some townhomes, some condos, to mid range to very nice luxury estates.

I want to look at the market just give you some statistics for the market looking at homes $350,000 or less. Okay, right now there are 27 homes listed with Realtors that are in that range; $350,000 or less. Out of those, 5 of them listed this month, 7 of them listed last month. So 12 of those 27 have listed since July 1st. 

Okay so far this month we've had 13 homes in that same range under 350,000 and this is just single family homes, so this doesn't include townhomes and condos in Pleasant Grove. So far this month we've had 13 that have closed, last month there were 11 that have closed. 

So you're looking at about a two month supply there are 25 that are currently under contract. Anyway the market in Pleasant Grove is a great market people want to be in Pleasant Grove it is a great location. 

So come and check out this home. This home is listed at $306,000, it has just under 2,600 square feet, a bonus room above the garage. I'm on the deck right now, you can see this they've got a beautiful view from their deck. They've got a bonus room above their garage, an oversized garage. They've got two air conditioning systems for the home, two heating furnaces for the home, new architectural shingles on the roof, new siding, it's a great home.

Nephi Duplex Investment Opportunity

Hello everybody this is Brian Olsen with Coldwell Banker and I am in Nephi right now and I'm at a duplex that I have listed in a great part of town about 500 East 500 north. It is in an area where the current zoning doesn't allow for multi-housing, but this duplex was grandfathered in and this duplex is in great shape so it really benefits and the houses around here are in great shape also. 

So it's a great location, this duplex is listed for $250,000. Each side is two bedrooms and one bath. The owner of the home is meticulous, he's just taken very good care of it; as renters have changed he'll go in and he'll update things. He actually the South unit here went in about a year ago and redid the flooring tile in the bathroom and had a renter in there about six years and a new water heater, new cabinets in the kitchen; he really did a lot to it. The north unit he did about four years ago; he had a renter move out and he went through and did the same thing. 

You know one of the things to look at when you're looking at multi-unit is depending on how much money you're able to put down, what the rental rates are so you can get your cap rate you know depending on how much you're gonna put down cash on it. But also your occupancy; lots of people look at a cap rate and they just say "Okay I've got to have this certain cap rate, I want to have a you know seven, eight, nine, ten percent cap rate." And lots of times they don't take into account how much vacancy the property has.

Now in duplexes it's a little bit easier just because you've only got two units, but if you miss one unit that's fifty percent vacancy rate. This has been rented ever since the current seller bought it about nine years ago, he's not had a problem keeping it rented. 

So anyway it's a great property, it's all brick, carport on each side, big yard, all fenced, including the dividing fence in the back; has a gate in between the two.

Income Generating Vacation Homes

Buying a 2nd home is what many people want so they have the ability to stay at their favorite vacation location whenever they want without the need to reserve a room or rent a home.

What many of these buyers also consider is there the ability to rent the home at least enough so that I get enough income to pay the taxes, or the HOA fee or some other expense.

In my area, during peak ski season and also the Sundance Film Festival, many properties may be rented for enough to cover some pretty big expenses and possibly even have something left over.

Wasatch Back Equestrian Estate - Preview for Upcoming in Depth View

Hello everybody it is getting a little bit late, but I just wanted to do a preview of a property that I have listed here in Wallsburg it's just over 29 acre Equestrian Ranch Estate. 

Next week I'm going to be getting with the caretaker of the property and we're gonna do some specific in-depth Facebook live videos of this property. 

Let me turn this way a little bit, you can see right here is a 20,000 square foot barn arena. You've got a pivot on majority of the property over here so you get a lot of alfalfa, you know good watering system. You've got a lot of stalls, it is an equestrian masterpiece that they've done so much with it.

automatic water system. 

There are so many things with this home. Anyway next week I'll be doing some Facebook live videos and we're gonna specifically go into some things, like the culinary water system. They have a 10,000 gallon storage tank where the water comes into they have it pressurized, comes into the house, anyway we'll go through that system. 

We'll look at some of the interior things of the home, it's a gorgeous home. The again greenhouse, a lot of these things.

I'm getting more and more stuff online as we go forward and as I get over this head cold I'm communicating more on it. So anyway Wallsburg is just an ideal place in the Wasatch back; it's close to Park City, close to Provo, down Provo Canyon blue, ribbon fishing. 

This place is ideal, it has an opportunity for just an awesome second home, vacation home, a full time home, a corporate retreat type thing. The original order that built this did a lot of training with horses, did a lot of riding with horses with people that had difficulties physically and that, that could come and get on a horse and just enjoy a horse without you know in an area that is just well groomed and really well managed. 

So anyway it's just a phenomenal place and I don't know what else to say, I'll keep going on next week some more. There's additional property here that's close by that goes up onto the the ridge here in Wallsburg Valley.
