Country Living Equals Better Health

I'm sure I am not the healthiest person alive, however I have always felt that country living is very helpful to not only my physical health, but also for my sanity or mental health.

I remember walking from our home on 17 acres in Crescent, Utah to go pheasant hunting with my brother and my dad.  When I was nine my father sold those 17 acres and bought 650 acres in Burley, Idaho.  Now I live on over 2 acres in the Wallsburg valley and it is a great feeling driving into this valley and coming home.

I'm sure I am not the healthiest person alive, however I have always felt that country living is very helpful to not only my physical health, but also for my sanity or mental health.

Wallsburg Real Estate December 2015

Wallsburg stayed busy with their election of a new mayor in November last year, Celeni Richins and two new members of the town council. However to finish the year the sale of homes was very quiet. 

The Wallsburg real estate market didn't see very much change in December. There where no new listings during December and one listing expired, bringing the total active listings to 3.

In December 2014 there where 0 new homes listed and 0 properties went under contract. Since December 2014 seven (7) properties have sold. 1 sold in February, another in March. May and June each had 1 sell and July had 2. October had the last sale for the 2015 year with 1 home selling.

For the year 2015 there were 7 homes sold that were listed with realtors and three additional homes sold by owner, making it a pretty busy year. Not since 2005 have seven homes sold in one year in Wallsburg. The most recent years compare with two homes sold in 2014, three in 2013 and two in 2012.

Who Do You Think the Richest Person in Utah is? It's...

Have you ever wondered who the richest Utahan is? The Richest Person in Utah is...


Jon Huntsman. According to Forbes.com Jon Huntsman is the richest man in Utah; with $1.1 Billion. John Huntsman is a self made billionaire. He lives in Salt Lake. It seams Huntsman is proving that you can have kids and still be well off. He has 9 children and I would say $1.1 Billion is well off. John Huntsman's home in Park City has been listed on the MLS off and on since 2009. In 2099 the home was listed for $55 Million. The current listing price is $29,500,000, that's quite the price drop.

According to an article in the Deseret News these 16 stars own property in Park City as of February 1, 2014.

Old Town Park City is a highly coveted location with it's numerous eating and shopping options as well as its proximity to the Park City Mountain Resort ski lifts.

Frozen Cars?

It's that time of year when scraping ice off the windows of our cars makes leaving to get anywhere take 10 minutes longer.So while we take a break from scraping the ice off our windows lets drool over some of these garages (attached to homes) for sale in Utah.


It's that time of year when scraping ice off the windows of our cars makes leaving to get anywhere take 10 minutes longer. Though scraping ice off the windows doesn't seem bad after seeing an entire car covered in ice. Sometimes instead of scraping the ice off we might be tempted to warm up our car and let the ice melt a little. According to some new studies this isn't good for air quality,  and you also run the risk of your car getting stolen.

So while we take a break from scraping the ice off our windows lets drool over some of these garages (attached to homes) for sale in Utah.

Is a Home an Investment or an Expense?

My son has been talking about investing in a home versus paying rent and he doesn't agree with me when I said that if he is going to live in the home then it isn't investing in a home, it is simply purchasing a home which is an expense, like purchasing a car.


My son has been talking about investing in a home versus paying rent and he doesn't agree with me when I said that if he is going to live in the home then it isn't investing in a home, it is simply purchasing a home which is an expense, like purchasing a car.

My rationale is that as long as you are living in your home then it is an expense. It is not producing any income for you but only expenses.  The mortgage interest tax deduction many argue is why a home is an investment.  I won't go into it now, but read this Motley Fool article Why Your Mortgage Interest Tax Deduction Doesn't Really Help to learn more.

Once you decide to sell your home then it becomes an investment that you may look at and determine if you made or lost money.  This will only be as accurate as you are in keeping track of all of your expenses over the time you lived in your home and subtracting them from any gain in value.

The National Association of Realtors 2015 Profile of Home Buyers and Sellers reveals that the average seller realizes a 23% gain in equity on their home.  NAR has the following breakdown for the gain realized for the years owned:

It looks like owning a home is like owning stock.  The longer you hold it the more likely it is that you will profit from it.  However, during that time you will have more expenses than I'm going to attempt listing here which if applied against the gain in equity I'm pretty confident that most home owners would not be in the black.

There are a lot of benefits of investing in real estate that will provide you regular cash flow and much greater tax advantages than the mortgage deduction.  It starts after you purchase your primary residence (it may start while you are renting) and you purchase property not to live in, but to rent out.  You may have a higher loan cost for an investment property as well as higher insurance costs, however with the number of expenses such as the loan interest, depreciation, travel, repairs, home office, insurance, etc. in most cases you should have a much lower tax bill and hopefully have a positive cash flow.
